Georgie and Rachel are two California girls who fell in love with Idaho. While Georgie made her passion for real estate her career 20-years ago, Rachel moved from the medical field to real estate 8-years ago. The two connected while in the same viewing box at a local hockey game.
After talking to Georgie, Rachel was convinced she needed to join the Better Homes and Gardens team with Georgie. Years later, they decided to team up so that they could have someone to lean on and share expertise with each other on listings and clients.

Home Selling Tips
-
-
• After location, good light is the one thing that every buyer cites that they want in a home
• Take down the drapes
• Change the lampshades
• Increase the wattage of your light bulbs
-
• Have your HVAC system serviced
• Tighten those loose doorknobs
• Patch up Holes
• Touch-up Paint to walls and baseboards
-
• You have to be available whenever they want to come see the place and it has to be in tip-top shape
• Don’t leave dishes in the sink, keep the dishwasher cleaned out, the bathrooms sparkling and make sure there are no dust bunnies in the corners
-
Never underestimate the power of a first impression. When it comes to selling your home, be sure to grab potential buyers from the get-go with your home’s curb appeal.
• Pull Weeds
• Pick up kids toys
• Spruce up your home’s exterior with inexpensive shrubs and brightly colored flowers
-
• Buyers will snoop, so be sure to keep all your closets and cabinets clean and tidy
• Get rid of a third of your stuff – put it in storage. This includes family photos, memorabilia collections and personal keepsakes: The more personal stuff in your house, the less potential buyers can imagine themselves living there
• Consider hiring a home stager: Staging simply means arranging your furniture to best showcase the floor plan and maximize the use of space
-
You might think a cuddly dog would warm the hearts of potential buyers, but you’d be wrong. Not everybody is a dog- or cat-lover. Buyers don’t want to walk in your home and see a bowl full of dog food, smell the kitty litter box or have tufts of pet hair stuck to their clothes. It will give buyers the impression that your house is not clean. If you’re planning an open house, send the critters to a pet hotel for the day.
-
You may not notice the smell of your poodle, but a buyer will. Just as you did with the paint selection, keep your home as appealing to the masses as possible. Make sure it smells good by opening windows, taking the garbage out regularly, cleaning out pet areas or setting your furry family members up at a friend’s home.
-
• You probably won’t get your money back if you do a huge improvement project before you put your house on the market. Instead, do updates that will pay off and get you top dollar
• The benefits of remodeling your kitchen are endless, and the best part of it is that you’ll probably get 85% of your money back. It may be a few thousand dollars to replace countertops where a buyer may knock $10,000 off the asking price if your kitchen looks dated
• Paint Cabinets
• Get a new fresh coat of paint on the walls
• Update door handles
• Update cabinet hardware
-
• Research shows, Homeowners who use a Real Estate Agent generally will sell there home 20% higher than if they were to sell by owner. (And quicker)
• Find and agent who knows the market and knows your neighborhood and what homes are going for
• Find a Real Estate Agent who embraces technology – a tech-savvy one that has many tools to get your house sold.

Needs & Wants:
Our Homebuying Checklist
-
•Save time, because you won’t bother looking at houses that don’t “fit”
•Put your emotions aside to the best of your ability
•Get on the same page with a spouse or partner
•Make the best decisions when your budget meets reality
•Act quickly and confidently when the right home comes along
-
Maybe you want a single- family house, not a condo, period. Or vice versa. Maybe you’ve chosen a particular community, end of story. Maybe you need three bedrooms for the kids you plan to have in the next four years. These are essentials that would impossible, or very hard, to change.
-
Our checklist has “big want” and “small want” columns. These are things you want but can live without, or possibly add to your home later. Maybe you crave new appliances. But if an otherwise perfect home has junky ones, you’re still going to jump on it. On the other hand, a kitchen outfitted pro style could seal the deal if you’re on the fence.
-
This is the stuff that’s irrelevant to you. Work at home? Commute time is not part of your world. Carless? No need for parking.
-
If the layout of your current place is a huge pain, for example, think twice about settling for a home that has the same problem. Things like that really shape your daily life.
-
Needs are a moving target, and your first home probably won’t be your last. Maybe your plan is to buy a small starter home and, in five years or so, trade up to something with more room for kids. Think short- and long-term goals.
-
You probably won’t get everything you want in one house. Home buying is about compromises and tradeoffs — and being smart about how you make them. One way to work on this is to start visiting open houses well before you intend to buy.
-
Are you willing and able to add your must-have third bedroom or second bathroom? Get a realistic sense of the cost. Do you have the money? How long will it take to save up? One of the biggest surprises for new homeowners is how darn expensive things are

From Listing to Closing: Georgie and Rachel Deliver Outstanding Results!
“Rachel & Georgie ,
Thank you! Those words do not express how appreciative we ar. Your guidance and support as we considered “again” listing our home was exceptional. We knew immediately that our past experience was not an indicator of our home, the market or what we could expect as an outcome.
The assessment and prep work made the process headache free. You listened to us. You guided us. You made us feel like we were your only client. As a result we sold and bough. We are happy and would highly recommend you to anyone planning a move. Thank you.
Don & Charlene”
