Terra View is one of the newest master-planned communities in Eagle, and the thing that sets it apart is water — the whole neighborhood is built around a network of private lakes, with homes that back right up to the shoreline.
I’ve spent a lot of time out here, and it’s still one of the prettiest settings in the Treasure Valley. If a lake lifestyle without leaving Eagle sounds like you, this is where I’d start.

Terra View sits in northwest Eagle, near Beacon Light Road and Highway 16 — minutes from Eagle and Star, an easy hop to Meridian, and a straightforward commute into Boise. You get that tucked-away, room-to-breathe feel without giving up access to anything. The Boise foothills are right there too, so trailheads are never far.
Life on the Water
This is the part I love. Terra View is designed around a series of private lakes, and many homesites are waterfront or park-front (some with a private beach right off the backyard). Finishing your day on your own stretch of shoreline is a genuinely rare thing in this market, and it’s what makes the community feel less like a subdivision and more like a resort you come home to.

Beyond the lakes, Terra View is built for how people actually want to live. The community features a clubhouse, community pool, parks, picnic pavilions, and a splash pad for the kids, all connected by pathways you can walk or bike. It adds up to a neighborhood where it’s easy to meet people and stay put on a Saturday.
Building Your Home Here
Terra View is home to a beautiful range of custom and luxury homes on generous lots, and select homesites offer the rare option to build a basement. The builder I know best here is Bachman Custom Homes, a family-owned team I trust and represent directly. Right now they have a few build lots left in Terra View — prime ones, right on the pond with a private beach.
