What It’s Like to Live in Valnova
Valnova is one of the newest communities in Eagle, and it’s one I get asked about constantly — buyers want to know what it’s actually like to live there, not just what the brochure says. So here’s my honest take, as someone who knows the area and has spent real time walking the community.
It’s a master-planned community tucked up into the Eagle foothills, and the thing that stands out to me isn’t any single feature (even though there are some great ones!). It’s how much of daily life is set up to happen right outside your front door.
A Community Built Around the Outdoors
The heart of Valnova is Glencara Recreation Village, its amenity hub — and today is the official grand opening. I walked the whole thing at an early access preview last week, and I can say, it feels a lot more resort than clubhouse.
A few of the highlights:
Lake Valnova - a 2.5 acre lake with a sandy beach area
Paddleboarding
Indoor and outdoor pools
Pickleball and Tennis courts, hot tubs, and a fitness center
Pocket Parks and trails for biking, hiking, and walking
18-hole golf course

Homes with Room to Breathe
Valnova is all new construction, with a real range of homes — townhomes and paseo homes, single-family houses, even a 55+ section — so there's genuinely something here for different kinds of buyers. The part I spend most of my time in is the custom and semi-custom single-family end, where the homes feel current: open layouts, real indoor-outdoor flow, and the finishes luxury buyers are actually asking for right now. As one example, I currently have a custom Bachman Custom Homes home for sale in Valnova — four bedrooms, two primary suites, a chef's kitchen, and a private backyard built for entertaining, with a pool, waterfall, and fire features.
The Setting
Then there’s the location. Valnova is described as "exclusive, but not isolated" — you're tucked up in the Eagle foothills with real open space around you, but not stranded out in the country. At around 6,000 acres, it's a big, thoughtfully planned community with recreation and conveniences built in, and downtown Eagle an easy drive away. For most of my buyers, that balance is the whole appeal.
